New burgers, new pizza, new book store, maybe new offices, new residential, in development tidbits

by Mike Van Houten / Apr 16, 2025

Hello downtowners and Midtowners!

It's been a hot minute since my last post, it's 'crazy season' at my regular full-time day job so I haven't had a chance to really play catch-up until now.

I used to combine multiple development news items into one single post back in the day, and figured it's a great time to start doing that again!

Inclined Burger Coming to Midtown

Inclined Burger and Brews is coming to the Stix project at 760 South Virginia Street, presumably taking over the Thai restaurant's space? A sign permit popped up for them. Inclined Burger and Brews (web site here) has locations in Incline Village, northwest reno and Northstar Resort. Their menu is pretty simple, burgers, salads and brews.

The Next Chapter

The Basement teased a new indie bookstore opening at 50 South Virginia, and it looks like from the photos it might not be 'in' the basement but on the first floor. They didn't say when, and have garnered over 60 comments excited about the spot opening and everyone wondering when it will open.

Reno Bar and Grill

Reno Bar and Grill has opened in a really cool urban renovation project at 903 East 4th Street, and people are raving about it. This building used to look like crap, but was renovated into several businesses including Reno Bar and Grill and a gym.

Morris on 4th Street - A Clue as to what it might become?

The Morris building, most recently a Burner hostel, has been slowly but surely making improvements to the building, owned by the same folks who own Best Bet Motor Lodge in MidTown. There was a recent permit to replace windows and doors in the building. But a newer permit for a grading improvements to the site could be a clue as to what the building may become, in the permit notes it reads 'MORRIS MULTI-USE CENTER & OFFICES'. I'm trying to get a tour of this historic building so stay tuned!

Pizza Replaces BBQ?

It's been a while since I've been on this side of Reno Public Market. Is the east side of Reno Public Market where Panda Express and Baskin Robbins is, still considered Reno Public Market? Anyhoo, I spy a sign permit for Dicky's old spot that is for a business called 'Pizza Guys'. Is it perhaps this restaurant? Are they open yet? Not sure, I'll do a drive-by as soon as I can, but they do have two locations in Reno already if it's the same peeps.

4-21-25 RAAB Agenda Posted - New Project in the pipeline?

The RAAB agenda for the 4-21-25 RAAB meeting has been posted here. In the agenda, the RAAB board will hear the much-anticipated funding gap analysis and proposed deal points for the GSR arena project. If you recall, the last meeting (and the subsequent presentation to Reno Redevelopment Board) was only about the marketing study, and to vote to proceed with the funding gap analysis, which will determine just how much assistance GSR will need to complete the arena and subsequent phases which includes residential workforce housing. If you've been following along, then you know the project was partially dependent on the life of Redevelopment Area 2 being extended, as it expires in ten years-ish, but alas, that is not to be, at least in this current legislative session, because the proposal never made it to the committee stage in time for the deadline. That doesn't mean they won't try again in two years, but it does leave a big 'what if' open for the developer of the project. We'll know more by the end of this week when the full packet/staff report for the RAAB meeting will be posted on how the deal has changed.

Also on the agenda is a proposal for tax increment financing for a NEW project located off east commercial row. I'm not entirely sure yet because an address hasn't been posted yet, but East Commercial Row is on the east side of Wells Avenue, and it might be a ressurection of this old prooject proposal I talked about in this post back in 2021. I don't know yet if it's the same plot of land, or even the same developer, but it would be exciting if it was. This site needs a makeover big time. I'll update this post and probably do an entirely new post once the packet is posted, to give you more information.

Also on the agenda is a plan for the City of Reno to sell several properties located along the railroad tracks south of East 4th Street to the Redevelopment Agency for future development.
