Permits for downtown apartments, rehab facility, new midtown apartments and more

by Mike Van Houten / Mar 27, 2023

It's been a hot minute since I've had the chance to cruise Accela (The City's permitting web site), so here's a collection of new projects happening in Midtown and Downtown that are noteworthy, with links to the permits.

New Midtown Apartments Coming

734 Tahoe Street - The permit reads:  RESIDENTIAL DEMOLITION. DEMOLITION OF EXISTING SINGLE FAMILY, MISCELLANEOUS EXISTING SITE IMPROVEMENTS, AND EXISTING UNDERGROUND UTILITIES INSIDE THE PROPERTY LINES. DEMO IS FOR THE CONSTRUCTION OF A NEW 7 UNIT APARTMENT BUILDING PERMITTED ON BLD23-03440E

Small Downtown Apartment 4-Plex

53 West 9th Street - The permits reads:  4 PLEX. NEW 4 PLEX W/ GARAGES, INCLUDES SITE IMPROVEMENTS. DEMO OF EXISTING GARAGES UNDER SEPARATE PERMIT.

New Rehab Facility on Wells Ave

196 South Wells Avenue - The permit reads: COMMERCIAL REMODEL. RENOVATION OF THE EXISTING ONE STORY BUILDING INTO A 20-BED AND ALCOHOL DETOXIFICATION CENTER. SITE IMPROVEMENTS, UTILITY CONNECTIONS AND ALL OTHER WORK INCLUDED.
Author Note: Very interesting re-use of this commercial property.

UNR School of Business

This is interesting, I haven't seen a permit like this before. It's for internal review only (meaning we can't see it), but hey it's a permit, and it's for a big building, so perhaps UNR is inching closer to construction the UNR School of Business along Center Street between 8th and 9th. Permit link.

New Sign for 445 Cal Ave

Did Madator Lounge close? There's a permit for a new sign called'Lo-Bar Social'

Claremont Cluster

It looks like a cluster of four one-bedroom townhomes are being permitted for the Wells Avenue neighorhood slightly east of Wells Avenue. The permits and their links:

Permit 1: COMMERCIAL NEW CONSTRUCTION. SITE IMPROVEMENTS INCLUDED PROPOSED ONE BEDROOM TOWNHOUSE UNIT 1,LOCATED ON THE REAR HALF OF THE PROPERTY. TO INCLUDE PAVED ONSITE PARKING. 100 AMP. ELECTRICAL. 3/4" WATER, AND 3/4" GAS SERVICE. 1&1/2 BATH ROOMS, KITCHEN AND MECHANICAL HVAC (MINI-SPLIT SYSTEM.
Permits for buildings 2, 3, and 4: (essentially identical)

Vine Street

This is an interesting permit. Not sure really the scope of it but it's a conversion of a SFR into apartments? Here's the permit. CHANGE OF USE. REHABILITATION OF AN EXISTING SFR AND CONVERT TO APARTMENTS. THE SCOPE OF WORK INCLUDES ALL CURRENT CODE COMPLIANCE CORRECTIONS INCLUDING ARCHITECTURAL, STRUCTURAL, ELECTRICAL, MECHANICAL AND CIVIL.
