A permit has been submitted for a new three-story 14-unit apartment complex nestled between downtown Reno and Wells Avenue, at 64 Park Street.
The permit reads:
COMMERCIAL NEW CONSTRUCTION. SITE IMPROVEMENTS INCLUDED NEW CONSTRUCTION OF 14-UNIT APARTMENT BUILDING. WOOD FRAME, 3-STORIES.
This area technically resides in the downtown Reno regional plan, but falls just outside the Downtown BID map by a block or two.
There have been a few renovations and redevelopment projects in this area, even since I did a walking tour back in 2018, but the center of this neighborhood has remained largely untouched for decades.
Given the surrounding neighborhood, it will be interesting to see if these will be 'affordable', 'market-rate' or 'luxury' apartments.
As new and new-ish projects like Riverside Park Apartments at 14 Park street, a new micro-project at 602 Kuenzli, High Street Townhomes and Ryland Apartments begin to flank this largely untouched neighborhood, will it be able to keep its charm and affordability? I hope so!
I hope that they can pull this new 14 unit complex off with affordability in mind as there seems to be an abundance of luxury apartments going up in many places around Washoe County. Has the developer mentioned that they are going to apply for any assistance from the state to help alleviate construction and permitting costs? This, in an effort to help keep the rents within reach of the median income for Reno. I have only been living up here for sixteen years and I can say that it's encouraging to see some of the smaller projects that help keep the charm of the city and add value to its character.
