New Project Slated for Corner of Sinclair and Stewart

by Mike Van Houten / Mar 11, 2015

Look for a new project coming to this corner of Stewart and Sinclair, on the border between Downtown, Midtown and the Wells Avenue Conservation district. I don't know much about the project yet, other than it will comprise of the empty lot next to the green Victorian, the space between the green Victorian and the smaller home on Sinclair, and then the small green home on Sinclair as well. It will be residential., and it's not a Marmot project.

Marmots have never done new construction. Just lipstick on pig "renovations" with crappy color choices

I guess we'll be seeing some Marmot new construction in the near future. Gary stated they were going to be doing 12 or so duplexes. Time will tell.

Just to clarify, the Marmots don't own this property and they aren't the ones building this project.

Me thinks Brillo was making light of the fact Marmots haven't done new construction, yet call themselves developers and urban infill specialists...we all know marmots game. hmmm.. who really owns that eight plex on holcomb that Mike reported the Marmots bought and "fixed" up? Fernando Leal. follow the money. Carpetbaggers, that is what the Marmots are.

Hmm, interesting how the Marmots have become our commenting punching bags. But that's not why I'm here. First, @soreeyes, how do you know the eight-plex is Leal's? I think I can determine it's not Marmot's, but who runs the LLC facade that "owns" the property? Second, The owners of that lot mentioned by the Dude also own the two sea-foam buildings and the lot just to the east of those. The listed Grantee of the sales transfer this February is a one "S3 Renovation Investors LLC". Is this just Leal choosing another letter if the alphabet?

Enough with the Marmot bashing, it's getting dull. They have made a visible difference in that neighborhood. Someone in the comment thread S3 Development owns those lots on Sinclair and Stewart? I did some Googling and this came up: http://www.reno.gov/home/showdocument?id=43934 if thats correct, then its the same developer doing the Cov project/Heritage Bank that I saw on here and RGJ. He redid the bank building on Virginia and Liberty, and built the new Starbucks building. Use Google, people!

Thanks Devin! I'm finding more and more that Google's search algorithms don't show me what I want. Better to just ask someone else anymore. Interesting, so this is the team that thinks what Midtown and Downtown are missing are drive-thrus. It'll be fun to see what residential units are drummed up.

Also, for the record, I am a big fan of Blake Smiths renovation of the East Liberty building and the architecture of the new Starbucks, and the renderings of the Cov project on Virginia Street in the former Heritage Bank building. Time will tell whats planned for this corner.
